Asset Development Strategy
An additional strategic opportunity is the development of a limited collection of ultra-private residences for owners and their families. Each residence can benefit from access to private water resources, exceptional privacy, and year-round habitation in one of the most remote and unspoiled regions on Earth.
The scale of the property allows for the creation of a fully integrated Patagonian estate featuring sheep farming, cattle ranching, horse breeding, in-house food production, and multiple independent income streams.
Further development opportunities include:
• Hosting international fly-fishing competitions and sporting events;
• Wildlife photography safaris focused on puma and guanaco populations;
• Goose hunting programs;
• Equestrian tourism and horseback expeditions;
• Off-road adventure tourism;
• Livestock and agricultural development;
• The creation of one of Patagonia's most exclusive Private Wilderness Clubs.
Upon completion of this development phase, the target valuation of the project is expected to reach a minimum of 3x the current asset value.
The next phase of the project involves the implementation of a comprehensive development program over the next 12-18 months. This includes river restoration and re-engineering, the creation of new fishing pools, targeted habitat enhancement initiatives, and the development of one of South America's premier trophy trout fisheries.
These improvements are expected to extend the fishing season, significantly enhance the quality of the angling experience, and establish the conditions necessary for hosting international fly-fishing tournaments and events.
The required investment at this stage is estimated at approximately USD 250,000–350,000. Major capital construction has already been completed. The investment will be allocated to outfitting the property, acquiring three vehicles for guides and guests, and purchasing a dedicated excavator for water system improvements, road maintenance, and continued infrastructure development.
Based on our assessment, the property could already be brought to market at a valuation of approximately 2x its current value following the completion of lodge outfitting, acquisition of equipment, and the launch of full operational activities.
